On April 28, the first tram passengers were on hand to experience this historic moment: Liège’s tram began operating. Its launch is expected to ease road traffic in the city and improve the flow of transport. But what impact does this tram have on the Liège property market? According to an RTBF article, house prices near the tram line have risen by almost 40% in five years. And according to Easy Estate, this trend is only just beginning.

Median house prices soar along the tram route

At Easy Estate, we closely follow the evolution of the local property market. “We are regularly contacted by developers or investors about the feasibility of their projects. It’s striking to see that all these projects are consistently located along the tram route, and the project’s key selling point is the mobility it provides. All property segments have seen strong growth in recent years, although Liège’s city centre was lagging behind somewhat. Since the works were completed, we’ve seen a significant boom in property prices across Liège’s city centre in general,” explains Kévin Desira, manager of the agency.

From €142,000 to €198,000 in 5 years

Property prices near the tram line are experiencing a real surge. In another RTBF article, the Fédération du notariat (Notaries’ Federation) stated that the median price of a house in these areas was €142,000 in 2019. By 2024, this price had reached €198,000, an increase of nearly 40% in five years.
